Property Management Services

Newman Property Management LLC is a member of the Greater Las Vegas Association of Realtors, which allows the convenience of making your property available for greater exposure to other realtors through the Multiple Listing Service. We are on-line with a national credit-reporting agency, which allows us to examine prospective tenant’s credit history. We screen all applicants, but you as the owner have the final say in placement of tenants.

We advertise in the Las Vegas Review Journal and Internet exposure as well. The company’s liabilities are well protected by a blanket of Errors and Omissions Insurance package that is renewed on a yearly basis with a major insurance carrier with an A+ rating.

Our fee structure is very competitive and is as follows: There is a one-time set up fee in the amount of $300, Agent commission fee of $300-$500 and 10% of contract rents collected on condominiums and single family homes. The owner is responsible for paying all advertising costs, which are on average around $55 a week. You receive a copy of the advertising with the bill with your address highlighted showing the days and number of times the ad was run.

We oversee properties and conduct walk-thru inspections of the properties on a regular basis. We use a standardized form and the tenant signs the form prior to occupancy and again upon vacating the property. If necessary, our office can make the monthly mortgage payments or deposit proceeds in a depository of your choice at no additional cost to you. You will receive monthly statements along with your proceeds check. Any and all original receipts of expenditures made on your behalf will also be sent to you.

We have reasonable and reliable maintenance personnel on-hand to handle any necessary repairs on a timely basis and emergency numbers for your tenants to call.

We have invested in a web-based property management and accounting software from AppFolio so our experienced team can manage your properties with the highest level of service. Our software not only provides great benefits to our office but we are also able to share many of these benefits with you:

    Deposits can go directly into your bank account using ACH (electronic payments).

    Online applications are integrated with all vacancy postings. This means we avoid paper applications, saving lots of time and ultimately filling vacancies more quickly.
  • Residents can avoid sending rent checks by paying their rent online.
    We avoid the time and expense of managing rent checks each month and this is a great value-add service for residents.

How it works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
